Frozen pipes cause water damage

Homeowners can take a few precautions before the next
freeze that may save your home from the devastating
effects of frozen and broken water pipes. Before it
gets too cold be sure to:
- If you plan to be away for a long period of time
drain and shut off the water system completely, except
indoor fire sprinkler systems there may be.
- Disconnect all garden hoses and other outside water
connections. Whenever possible, use an indoor valve
to shut off and drain water from pipes leading to
outside faucets. This reduces the chance of freezing
in the short span of pipe just inside the house. Homeowners
might also consider using the Foam insulation covers
for outdoor faucets.
- Seal any leaks in your home that might allow cold
air inside where pipes are located, especially in
the kitchen, and bathrooms.
- Insulate any exposed pipes, check for water lines
located in the basement, under the house, near or
on exterior walls and water lines in attics. Be sure
to protect pipes with northern exposures, and wrap
UL-approved heat tape. The improper usage of heat
tape or pipe insulation can cause a fire so be sure
to follow the manufacturer's instructions.
- Keep thermostats set to at least 55 degrees when
the house is vacant or while you are on vacation during
the winter. It might be a good idea to have someone
check on the home while you are away and make sure
it's staying warm enough to prevent pipe freezing.
In the event of water damage in South Lake Tahoe,
do the following:
- Stay calm! Call PuroClean Home Rescue
- Turn off the breaker in the damaged area before
you unplug or remove any electrical devices located
on the wet carpet.
- Make sure the water source is turned off. This
will help contain the damage.
- Lift draperies away from wet carpet.
- Place aluminum foil under the legs of any furniture
which is in contact with wet carpet. This might help
prevent furniture stains on your carpet.
- Remove books, shoes, paper goods, fabrics, potted
plants, and other items which may stain wet carpet.
- Pin up upholstered furniture skirts which may get
wet.
Please Do not attempt the following:
- Do not place newspaper in traffic areas to walk
on. Newspaper ink transfers easily to the wet carpet
fibers and could result in permanent staining.
- Don’t walk on carpet any more than necessary. This
will keep the damage from spreading to unaffected
areas.
- Don’t use your home vacuum, since electrical shock
may result, as well as certain damage to the equipment
itself.
Property damage caused by freezing weather in South
Lake Tahoe occurs more frequently and creates greater
damage than is commonly thought. When water freezes,
its volume increases by approximately eleven percent
(11%), and this expansion exerts tremendous force. This
force is sufficient to break concrete or even steel!
When even a small amount of water enters a structure
and freezes, the resulting expansion further damages
and weakens the structure, allowing more water to enter.
The damage cycle continues until the source problem
(the initial entry point) is repaired.
